Common roof problems in Belton
Belton has older houses close to downtown, student rentals near the university, and newer homes spread out toward the lake. Each brings its own roof problems. Older roofs may have several layers of patching. Rentals may have gone a long time without anyone checking. Newer roofs can still have cracked pipe boots or flashing that was never sealed well.
Wide-open lots and wind
Houses out on open lots don’t have many trees or neighbors to break the wind. Strong gusts can catch the edges of shingles and work them loose, especially along the ridge and the edges of the roof. Once a few shingles lift, the next storm can peel off more. Catching lifted shingles early keeps a repair small.
Here’s what to look for from the ground after a storm:
- Shingles that are missing, lifted, folded, or sitting in the yard.
- Dents on gutters, downspouts, vents, and the AC unit, a sign hail hit the house.
- Piles of shingle granules at the bottom of the downspouts.
- Bent or loose flashing around the chimney and roof edges.
- New water stains on ceilings or around upstairs windows.
- Stay on the ground. Don’t climb a wet or damaged roof. Take photos from the yard and call us.
Repair before it becomes replacement
Most roofs give warning signs before they fail: a stain on the ceiling, a few shingles in the yard, granules piling up at the downspout. Fixing those early is the cheapest way to keep a roof going. When the roof is past repair, we tell you plainly and walk you through shingle, metal, tile, or flat options.
Storm damage and insurance
We inspect storm and hail damage, document what we find with photos, and can meet your adjuster at the house. We don’t file or negotiate your claim, and nobody can promise what insurance will pay. If the roof needs work, we do the repair or replacement. The claim is between you and your insurance company.
How the free inspection works
Call or text (737) 414-9043, or use the form below. We set a time, come out, and look at the roof, gutters, and flashing. Then we tell you what we found: a repair, a replacement, or nothing yet. Most new roofs are started and finished in one day, and we clean up the yard when we leave.
We also work in Temple, Salado, Harker Heights, Killeen, and Copperas Cove.
